Foundation crack and wall repair in Royal Oak
Updated October 19, 2026 · referral service, not a contractor
In Royal Oak, "crack repair" means three different jobs: injecting a crack in a poured wall (quick), repointing eroded mortar in a brick or stone wall (patient masonry work), or stabilizing a block wall that has started to bow (structural). The house's age usually tells you which one you're facing.
Poured concrete: injection
A technician installs ports along the crack, seals the surface and injects epoxy (structural bond) or polyurethane (flexible, expands to fill). It's done from inside in a few hours, and most contractors warranty the crack against re-leaking. If the crack is wider at the top than the bottom, or has offset edges, the contractor should check for settlement before injecting.
Brick and stone: repointing and parging
Pre-1930s Royal Oak foundations are mortar problems, not crack problems. Loose mortar is raked out and repointed; a parge coat (a cement skim) seals the interior face; sometimes a drainage membrane goes over that. This is slower work priced by the square foot, and it pairs with interior drain tile because the wall will still sweat.
Block: bowing and stair-step cracks
Unreinforced block walls under the 1940s–60s houses bow inward when saturated soil and frost push on them for decades. Signs: a horizontal crack a few courses down from the top, stair-step cracks at the corners, a wall that's no longer plumb. Under roughly an inch of bow, carbon-fiber straps epoxied to the wall usually stop movement. Beyond that, steel beams or exterior anchors. Relieving the water pressure outside (grading, drain tile) is part of the fix, not an option.
Costs
HomeGuide national averages: $250–$800 per injected crack; repointing is typically quoted per square foot; bowing-wall stabilization runs $2,000–$12,000+ depending on method and wall length. Royal Oak quotes come from the contractor after a look at the wall.
