Sump pumps in Royal Oak: replacement, backup and discharge

Updated October 19, 2026 · referral service, not a contractor

Many Royal Oak basements have no sump at all: older homes drained footing tile straight to the sewer, which is exactly what fails in a big storm. Adding a pit and pump that discharge outside, with a battery backup, is one of the highest-value jobs in the city. If you already have a pump, plan on replacing it every 7 to 10 years.

Do I need a sump pump if I've never had one?

If your footing drains tie into the sanitary or combined sewer, then yes, probably. During the August 2014 storm the George W. Kuhn system hit its highest levels on record and basements across southern Oakland County filled through floor drains. A sump that lifts footing-drain water outside, combined with a backwater valve on the sewer lateral, separates your basement's fate from the public sewer's.

Replacing a pump

Backup power

Battery backups run a second pump for several hours; water-powered backups use city water pressure and never run out of charge but use water while they run. Royal Oak's close-set houses lose power together, so when the storm that fills your pit also kills the grid, the backup is the whole system.

Discharge and permits

Discharge goes outside, onto ground that slopes away from both your house and the neighbor's, at least a few feet from the foundation, never into the sanitary sewer. The Royal Oak Building Division ((248) 246-3210) issues plumbing and sewer permits; a sump install or a backwater valve is permitted work, and the contractor should pull it through the city's online permit system.

HomeGuide national averages: $650–$2,000 to install or replace a pump, more for a new pit; backups add several hundred dollars. Not a Royal Oak quote.
